Services
Buyer’s Inspection
A home is a huge investment, and, as a buyer, you deserve to go into that investment with a full understanding of any possible risks. During the Buyer’s Inspection, we uncover a home’s condition, defects, and operation requirements so that you can make decisions with confidence.
Pool Inspection
Our inspectors specialize in Pool Inspections. Your pool is an important part of your property, and a Pool Inspection will help you understand if all components are in good working order for your comfort and safety.
Pre-Listing Inspection
During a Pre-Listing Inspection, we help home sellers better understand their property before putting it on the market. Equipped with all of the information about the home, sellers will be able to negotiate better with buyers, offer full transparency about the home, and make repairs before listing.
New Construction Inspection
Even the best builders can miss things during the construction process, so a New Construction Inspection should be scheduled before the final walk-through. During the inspection, we find any oversights that may have been made so that the builder can prepare the home for a smooth and safe move-in.
Re-Inspection
You and your seller will negotiate pre-closing repairs after the Buyer’s Inspection. During a Re-Inspection, we return to the property to check that all agreements were met and that the changes to the property are up to the necessary standards.
4 Point Inspection
For insurance purposes, you may just need the home’s 4 most important areas inspected rather than the entire property. During a 4 Point Inspection, we check the condition of the home’s roof, plumbing system, electrical system, and HVAC system.
Wind Mitigation Inspection
In Florida, it is common for insurers to require Wind Mitigation Inspections, and many will offer insurance credits for upgrades that happen as a result of the inspection. We will inspect the home for signs of wind damage and help our clients understand how to prevent wind damage in the future.
Radon Testing
Radon is a cancer-causing gas that naturally occurs in soil, rises into a home, and can become trapped. It is odorless and invisible, so professional equipment is required to detect its presence in the home. We offer Radon Testing so that you can keep your home safe.
Water Testing
When moving into a new home, it’s important to check that the water is free from bacteria and harmful contaminants. We offer professional Water Testing so that can make sure your water is safe for use and consumption.
The Tools We Use
Free Thermal Imaging
We offer free Thermal Imaging with the use of a state-of-the-art infrared camera during all inspection services. The camera allows us to see areas of heat loss and excess heat behind home surfaces, indicating if there is moisture intrusion, electrical hotspots, or improper insulation. This allows us to give a more thorough inspection and ensures that issues not visible to the naked eye won’t go unnoticed.
Aerial Drone
If the roof of a home is unsafe for us to walk on foot, then we will use an Aerial Drone instead. The drone flies above the property and collects images from above the home, allowing us to see the condition of the roof and any damage that may need to be repaired.
360° Camera
We use a 360° camera during our inspections to collect 360° images of the property’s layout and neighborhood view. These images are sent along with your report and allow you to virtually tour the property as often as you like while making decisions.
